As tired as these cliches may sound to you, the reason why they are cliches is because they are true.
The decision to buy a house is not solely based upon rational factors such as price, location and accessibility to services. It is also an emotional choice. It is a search for a home, a place in which one will find comfort, security and happiness, a place one would want to settle down and live in.
Emotions are set early, so it is important that minor, even typical, nuisances such as an unmowed lawn or a pile of boots by the door are looked after. As unfair as it might be to your home, after only fifteen seconds most buyers have already developed a perception of your property that will colour their feelings for the rest of the showing and perhaps dramatically affect their perceived value of the property.
So it's important that your home be ready to show at the drop of a hat. Here is what you need to do:
- Sweep/Shovel the driveway and walks. Don't forget the patio and deck
- Mow and edge the lawn.
- Clean the front door and entry. Have a clean mat for buyers and agents.
- Clean off kitchen counters to make them appear larger.
- Clean out the closets, potential Buyer's will open doors.
- Scrub all sinks and toilets.
- Wash and/or vacuum all floors.
- Clean all windows. Pay attention to any moisture build up in winter.
- Clean the gutters.
- Make minor repairs (i.e. fix door bell & that leaking faucet).
- Paint where necessary.
- Replace loose or damaged roof shingles.
- Plant some inexpensive plants or add ornamental decor outside.
- Clean out the garage.
- Clean up after pets.
Tips:
Make sure you clean off all kitchen counters and put away any small appliances. This will give the impression that you have more counter space.
Clean and organize your closets. Buyers will look in them and this will also give the impression that the closets and storage areas are larger.
